Use AI to Stress Test a Multifamily Deal
Most real estate investors are asking AI the wrong question.
They give ChatGPT or Claude information about a multifamily deal and ask, “Should I buy this?”
I think there’s a more useful approach.
Ask AI to convince you NOT to buy the deal.
Once we become excited about an investment, it is very easy to start defending our assumptions. Maybe we expect 3% rent growth. Maybe we expect insurance costs to stabilize. Maybe we assume we can refinance in three years.
But what happens if those assumptions are wrong?
An AI Risk Committee can take the opposite side of your investment thesis. Ask it to identify your five biggest risks, find optimistic assumptions, flag missing information, stress test the deal, and make the strongest argument for walking away.
There is one critical limitation.
AI can be wrong, and it can invent information. Tell it to separate verified facts from assumptions and leave missing information missing.
And never let AI make the final investment decision.
It does not replace underwriting, market knowledge, due diligence, or experience. Its job is to challenge your thinking before your money is on the line.
