Sure. I will go into the specifics and the steps to hire VAs, but first I want to talk about mindset. If you want to be successful in hiring virtual assistants, maybe the first thing that you really want to do is stop calling them virtual assistants, because that word itself is destructive. Because what it implies is somebody that does the shit work. I have this mining to do from this website and I’m going to grab this assistant and then I’m going to go in and basically grab stuff that I don’t have time to do. I want to make 100 phone calls and I only know 2 people will pick up. I’m going to hire a virtual assistant. That’s where most people go wrong.
Anna is the Vice President of Grocapitus Investments, a firm dedicated to finding and presenting rock-solid commercial real estate investments to its capital partners. We’re going to talk about data. We’re going to talk about—probably a little bit about how to best use virtual assistants. But I like the combination of automation and a data-driven business that allows you to really take—make profits where other people don’t see the profits. Today we are here with Anna Myers. Anna is a Vice President at Grocapitus, a commercial real estate investment company in the Bay Area. Anna is a modern entrepreneur who applies her 20-plus years of experience in technology and business to finding, analyzing, and acquiring commercial properties in key markets across the United States.
Just as his background again, Vicky, everybody on the podcast who has been listening to us knows that we went to the Opportunity Zone Expo a couple weeks ago and really ran into a lot of real interesting people. What I’d like to do right now is bring on somebody who really made a great impression on us. Let’s bring on Neal Bawa from Grocapitus.
Do not simply buy a good property. Go in and work that property. Be an interventionist asset manager. Do not let your property manager call the shots. You’ve got to be in control. Not enough people are doing that.

“I’ve invested in 6 of Neal’s projects. As I write this, we just had the first successful exit: the Windward Forest Multifamily project, where we earned >20% IRR.
Neal is extremely agile. Until COVID hit us, his projects were mostly multifamily deals (each with some value-add strategy that should increase the NOI). Since then, he realized that there may be higher risk in such deals due to tenants’ unemployment, inability to pay rent, and eviction restrictions. So his last few projects are construction projects that will hopefully get completed after the pandemic is over.
Still, I am very impressed by the multifamily projects performance: the occupancy levels have not gone down, and rent collection is very high, given the circumstances. I personally like the multifamily projects more, as they offer dividends from the rent income, and it’s easier to predict their performance. Anyways, I trust Neal’s numbers, so I have invested in his recent construction projects, too. Keep them coming, Neal!”
