This is a live online (virtual classroom) training event. What does that mean? It means Neal will teach the live event over the internet. You can attend from anywhere you have an internet-connected tablet or computer. You will be able to see Neal’s screen so you can watch slides and demos.

SYNDICATION AND LEGAL STRUCTURING FUNDAMENTALS

Now, we are going to talk about raising money from investors using a mechanism called syndication. We start by explaining what a syndication is. HOW TO EVALUATE (UNDERWRITE) PROPERTIES

Thanks to the training and tips from the previous module, you have filled your pipeline with properties that match your criteria. Now, how do you separate the clunkers from the home runs? Next you need to learn the art and science of underwriting.

Neal takes you through a commercial analyzer tool, where critical elements like capital expenses, closing and acquisition costs, insurance, repairs and maintenance, utility bills, payroll, property management fees, vacancy, rent growth calculations, sales comps, rent comps and concessions/non-payment, lender fees, utility deposits and operating reserves are discussed.

You learn how to project a proforma for your investors, and how to avoid common (but deadly) pitfalls of underwriting. The underwriting module is filled with ROTs (rules of thumb) which can help you speed up the underwriting process.

Module 7

FINDING, EVALUATING AND WORKING WITH PROPERTY MANAGERS

10 out of 10 multifamily pros will tell you that finding, evaluating and managing your property managers is THE most important skill of all. If you do this right, many mistakes can be overcome. Unlike other gurus, Neal will give you VERY specific steps on how you can local property managers and evaluate them. He will walk you through questions that you should ask a property manager to evaluate them.

More importantly, he will help you uncover the meaning of common (and vague) answers that property managers often throw at investors to confuse and distract them. The extensive property manager checklist will help you to find the right property manager. All the procedures & references are given & explained so we not only understand it, we can do it. This seminar is jam packed. So don’t daydream for a minute because you will miss something significant.

I loved the networking and partnering activity. Especially good for someone like me that is afraid of talking to people.

The How to pick the cities / neighborhoods you want to invest in lab was great. You give people this great tool before they purchase any property. With this tool, people know exactly which city they should buy based on population, current price trend, crime ratio, market prices.

The step-by-step nature of the boot camp was perfect.

The live call with the broker was W0W ! Live training on how to talk to a broker, how to ask questions, teach people how to lead the conversation and control it. That was great !

I really loved the way you taught how to find the brokers and properties. That way, the buyer faces less competition. Very useful !

The Mega-marketing module was very creative !!, This is something many people don’t know about and have never use before.
