1031 Exchanges are one of the few remaining ways to legally reduce the tax burden on qualified real estate transactions. They have literally created thousands of real estate millionaires and have saved millions in taxes. It’s a strategy Anna and I use regularly.

The 1031 exchange strategy allows an investor to “defer” paying capital gains taxes on an investment property when it is sold, so long as another “like-kind property” is purchased with the profit gained by the sale of the first property.
